FIRST NATION SPECIFIC LAND CLAIMS
First Nation Specific Land Claims stem from a historic breach of the Government of Canada’s fiduciary duty to protect the interest and lands of First Nations across Canada. This is a specialized valuation assignment where our appraisers are tasked in estimating the current market value of impacted lands and loss of use of the lands since the date of the breach, which can often span 100 to 200 years. We have been involved in Specific Land Claims as the independent valuation expert generally tasked under joint terms of reference to complete the valuation assignment. An alternative role is that of the valuation consultant for the First Nation, who assists the First Nation’s Negotiation Team as a valuation expert and advocate for the First Nation.
LITIGATION VALUATIONS AND SUPPORT
The appraiser can have one of two roles in litigation valuation services. Traditionally valuations are completed to aid the court in determining market value. Our experienced team of appraisers have been called upon as expert witnesses in the domain of real estate valuation before the courts. In recent years a second role has emerged, that of an expert adviser who provides expert support to the legal team in the preparation of litigation related to real estate valuation.
AGRICULTURAL APPRAISALS
On of our core areas of specialization is valuation analysis of agricultural properties for various purposes. We have experience at locations throughout Canada, and are supported by several appraisers within the Verra Group team also having experience and specific training in this field.
CONSERVATION LANDS; ECO-GIFT APPRAISALS
Canada’s Ecological Gifts Program provides a way for Canadians to donate ecologically sensitive land to federal, provincial and municipal governments, and environmental non-government organizations. Valuations of these lands area completed by appraisers and must pass the scrutiny of a review process administered by the Federal Department of Environment and Climate Change on behalf of Canada Revenue Agency. Conservation lands form an important part of the public as well as private land holdings. The valuation of these lands is required to support purchase and sale.
EXPERT SERVICES - EXPROPRIATION RELATED ANALYSIS
Accredited real estate appraisers are recognized by many courts as experts in matters related to real estate valuation. As such, we are often called on to undertake specialized analysis related to expropriation or other government or legislative related purposes.
VACANT LAND VALUATION &
HIGHEST AND BEST USE ANALYSIS
Valuation of vacant land can be a complex function that is tied to the fundamental concept of Highest & Best Use.
In forming an opinion of the highest and best use, there are essentially four stages of analysis: the potential use must be physically possible and legally permissible, there must be a profitable demand for such a use, and it must return to the land the highest net return for the longest period of time.
The backbone of an appraisal, highest and best use is an important competency at VerraGroup.
